Building Surveys

A Building Survey is a comprehensive inspection of a property. It examines all accessible parts of the property – and you can ask to have specific areas included, so it covers any particular concerns you have about the building. Our surveys are tailored to your needs. We undertake surveys across the North and offer great prices and a quick and efficient service preparing our detailed reports. Our reports are usually available within 3 working days of inspection.

We offer a comprehensive service preparing and agreeing schedules of condition which benchmark the condition of a property. Our schedules are used to limit landlords’ or tenants’ repairing liabilities in leased properties. They also provide an invaluable record to enable damage to be identified when construction works are undertaken by neighbouring owners.

Loft Conversion

DL Mole have recently completed a major renovation to oversee the addition of a new floor to a penthouse apartment in a listed building. The complex works included managing the logistics of working in an occupied building, with the adjoining house having just under gone a major renovation for a stock broker on the Sunday Times Rich list, the pressure was on!

DL Mole undertook the detailed design, obtained planning and building regulation consent, coordinated the structural design and over saw the works from inception to completion. The works included formation of a large open plan kitchen, lounge and dining room, three en-suite bedrooms, high specification kitchen and bathrooms. The project was completed on time and budget.

Basement Conversion

DL Mole have just completed a major basement conversion. The project included excavation of a basement under a Victorian terrace to form two new en-suite bedrooms. The project included large glazed light wells, quality bathrooms, solid oak floors, and a bespoke kitchen.

DL Mole managed the construction project from the outset, including obtaining planning permission and agreeing party wall agreements with the adjoining owners, designing the kitchen and bathroom layouts, obtaining competitive tenders, and overseeing the construction process.

Extensions, Loft conversions and Orangeries

In our first year we have designed various kitchen extensions, loft conversions and bespoke orangeries. DL Mole have recently completed the extension of a family home in North Shields.

The owners approached DL Mole to design the layout for an over garage conversion. DL Mole completed the drawings within a tight deadline. DL Mole then placed the client in touch with a local builder who completed the work on the clients behalf.

The owner is very pleased with the end result. We have recently acquired a bungalow for a valued client, designed and obtained planning permission with construction commencing on site, the day after the sale completed

New Restaurant

DL Mole are currently project managing an exciting new restaurant which will be opening soon in Darras Hall.

DL Mole have appointed interior designers, architects and engineers to transform a tired building into a stylish, modern restaurant which will set a new bench mark for quality restaurants in this highly desirable area.
